Why hire a demolition contractor?

Demolition is more than just tearing down a building.  It is a dangerous task with many safety issues.  A demolition contractor ensures that everybody is safe while demolition work is ongoing.  They know what precautions to take before, during, and after the work is done.  This includes making sure that civilians are not in danger throughout the project.

Types of Demolition Jobs

Are you searching for a demolition contractor for a project?  You should know the types of demolition jobs so you can understand what your contractor will be doing for you.

The 4 general types of demolition are:

  • Crane & Ball demolition
  • High Reach Arm demolition
  • Implosion Demolition
  • Selective Demolition

Crane & Ball Demolition

You can guess by the name how this type of demolition is done.  It is the oldest method and depends on the crane raising a metal ball of about 1,300 to 1,400 pounds which is swung at a high velocity from atop a structure to demolish it.

A crane and ball demolition has disadvantages as it can only be used on structures with lower heights.  It is dangerous when a structure is more than 3 stories high.

It also cannot be used in areas near power lines so it is not very practical for residential demolition projects.  Further, it causes noise, debris, dust, and mess.

Although professional demolition companies aim to reduce mess, this is much more difficult to do with a crane and ball.  Only licensed operators can operate this type of equipment.

High-Reach Arm Demolition

A high-reach arm demolition generally uses equipment with a high arm reach.  It is usually an excavator that could reach more than 20 meters.  Oftentimes, it uses demolition tools including a hammer, crusher, or shear on its end.  It is more precise than a crane & ball since it allows a change in tools, depending on the situation.

This is more common for residential demolition because the arm’s height can’t be raised very high.  It is limited by the height of the machinery’s arm.  However, it cannot be used under power lines.

Implosion Demolition

An implosion demolition will use an implosion to demolish a structure.  Generally, it is used at support points so that the structure’s weight will implode in a more controlled manner.

This is ideal for house demolitions because the structure’s blueprints allow the demolition contractor to identify the support points so that he can lay the explosives correctly.

But then again, this type of demolition can only be undertaken by experienced contractors because it still poses many risks.

Selective Demolition

This method of demolition is designed to reduce, recycle, and reuse.  The materials from a demolition job such as concrete, wiring, steel, etc. are recovered in the best possible condition so they can be reused.

This demolition method takes more time and can be more costly because the structure is taken down one piece at a time but it can save money from the next construction due to the materials recovered.

When a structure is demolished, some items may be recycled for future use or reduced into aggregates.  Some materials may be taken to landfills or discarded if they are dangerous or contaminated.

You must consult a demolition contractor if you need to demolish any type of structure or building so he can recommend the best demolition procedure for your project.

Floor Removal with a Demolition Contractor

Sometimes, a renovation or remodel project requires tearing up the floor. If you need to remove a floor to replace it, you should never do it on your own.

A demolition company has the experience and knowledge to do the work efficiently.  Below are good reasons to entrust floor removal to a demolition contractor.

Jackhammer being used to break up concrete floor

No matter where the removal of the floor in the house will be done, proper steps need to be followed.  Remember that the floor cannot be put back once the removal begins.  You must be fully certain that you want to put in a new floor.

  1. Removal of all fixtures and accessories.
  2. Identify where to start tearing up the floor.
  3. Removal of the flooring.
  4. Repair or replace the underlayment.
  5. Manage waste.
  6. Inspection of the results.

For residential demolition, the national average is from $3,000 to $30,000 with more homeowners spending around $20,000 including the removal of debris.

Bigger structures require more time, work, and machinery and these 3 elements are factored into the final cost. For a 1,500 sq. ft. house, the cost could be about $15,000++ based on the national average per square foot.

In Toronto, interior demolition for walls, bathrooms, etc., costs from $3 to $8 per square foot.

Rules for Demolition in Ontario

Demolition of a garage before new construction

You are required to get a building permit for demolishing or relocating an existing structure.  The Ontario Building Code requires a building permit to demolish a building, part of a structure greater than 10 square meters or 108 square feet, with farm buildings excluded.

The application is reviewed by your city to ensure compliance with existing laws including the Ontario Heritage Act, zoning by-laws, and Demolition Control by-laws.

You may also need to get clearance from utility companies confirming that services have been disconnected.

Some structures such as barns, silos, and non-load-bearing interior walls or partitions do not require a permit for demolition.

A demolition company will be able to advise you of any permits required by your project or you can also visit the Ottawa Planning Department for requirements or your own city’s planning services for more information.

Asbestos Removal Before Demolition

You don’t want the demolition to be halted because a safety hazard such as asbestos is found on the site.  This can be prevented by the removal of asbestos prior to demolition.

If you hire a demolition contractor, he will conduct a site survey before the work begins.

If the structure you wish to demolish was built in 1985 or before that, asbestos may be present.

A demolition company can efficiently check for asbestos. A professional company will ensure that safety permits are obtained before the demolition.

Cost of Asbestos Removal

Asbestos removal in Ontario costs on average from $8 to $25 per square foot.  You may need to budget an additional $500 to $3,000 on top of the demolition cost for a house with asbestos.  The cost may vary based on your location, the quantity of asbestos on site, and your choice of contractor.

Please do not hesitate about the additional cost for asbestos removal.  While $3,000 to $5,000 may seem like a lot of money, your health is worth more than this amount.
